Annual Meeting

The Land of Canaan Homeowner's Association held its 2010 meeting at the Canaan Valley State Park on Saturday, June 26, 2010 at 1:00 P.M.  Board Members present were Lawrence "Skip" Eller, President;  Herb Richardson, Vice President/Treasurer;  Jerry L. Helmick, Secretary;  Board Members, Bruce Stalnaker, Lyda Lister, Ron Roth;  along with Cindy Cook, Resort Mananger.

Represented:     70 unit weeks       85 attendance

President, Lawrence "Skip" Eller called the meeting to order.

Pledge of Allegiance was held by the association.

Resort Manager, Cindy Cook read the proof of notice.

Minutes from our June 27,2009 annual meeting -- Herb Richardson moved to accept the minutes as presented; seconded by Herbert Hunt (B2-36); motion carried.

Introduction of officers and staff by President Eller:

Each board member had the opportunity to address the association.

President Eller addressed the association with regard to all of the improvements made to the resort.  He also informer the association that the resort was awarded the Gold Crown resort destination for 2010.

Stevens' Realty & Management:  Debbie Stevens, broker, made a brief presentation with regard to the rental and sales programs at the resort and offered to meet with anyone with questions regarding the sales and rental programs.

New Business:
Consideration of the 2010-2011 Budget -- Charles Entsminger (D2-03) moved to accept the proposal; seconded by Robert Sayer (A1-30); after a brief discussion a paper ballot vote was cast; motion carried with 386 votes for the budge and 53 votes against the budget.

Election of 2 Board Members to serve a three year term:  Debbie Fortney (A6-19) nominated Skip Eller, Herb Hunt (B2-36) nominated Herb Richardson.  After the association was asked three times if there were any further nominations; the owner of C3-35 moved that nomination be closed; seconded by the owner of G1-52; since there were only two nominations the president asked if the secretary would cast the deciding vote.  Jerry Helmick, secretary, voted yes.

A brief question and answer session was held with the homeowners having the opportunity to ask questions.

One of the owners asked what the current rental rates were.  Debbie Stevens, broker, gave the association the current rental rates and encouraged owners to visit the Land of Canaan web-site for rate information.

The owner of D2-32 asked if the resort could offer discounted rental rates to homeowners on units owned by the association.  The board agreed to look into this possibility.

President Eller informed the association that an owner had requested that a motion be made to purchase a reservation software that will allow the resort to handle their own rentals.  President Eller informed the association that the West Virginia real estate law requires that nay unit rented on behalf of others must go through a real estate broker, and therefore it cannot be done.

President Eller informed the association that we have gotten a lot of complaints about people smoking in the units.  President Eller asked the association if they felt the issue should be placed on next year's ballot for the consideration of making the resort a smoke free resort.  After a brief discussion, Hallie Hurst (E2-32) moved to make t hat an issue on the next year's ballot; seconded by Spencer Luchak (F6-24); motion carried.

President Eller asked the association if they would be in favor of changing the location of next year's annual meeting to the Steer Steakhouse in Elkins.  After a brief discussion, Lyda Lister moved to change the location of our annual meeting to the Steer Steakhouse in Elkins; seconded by Bruce Stalnaker; motion carried.

Another question was presented by a member of the association. "How long does the board give people who are delinquent on their maintenance fees?"  The board described the collection policy in detail and a copy of that policy can be found on the Land of Canaan web-site.

Door prizes were drawn and given away to all who were present.  We also had 22 people interested in the unit giveaways and as a result the board agreed to allow all 22 people to win a unit.  Numbers were drawn and the winning number had the first choice based on a list of available units presented by the board.

Herb Richardson moved to adjourn, seconded by Jerry Helmick; motion carried.
